Interview With Anna-Lena Rosen; Nordica Sales & Rentals

Both originally from Sweden, Peter and Anna-Lena Rosen moved to Marbella, where they met and fell in love. 25 years later, they lead the team at the Nordica which is continuing to thrive on the Costa del Sol. Here, Anna-Lena shares some of her insights with Costa del Home.

Anna Lena RosenAnna-Lena, what has been the biggest influence behind Nordica?

I have no background in real estate, I started off in the rental sector and from there fell in love with it, for which I have my husband to thank. We are extremely well organised and work very well as a team, developing a strong website and blog which is one of the main priorities for us.

So is the blog a big part of Nordica?

Absolutely, yes. It’s a way for us to communicate with the public, not only with real estate but also on lifestyle and day to day happenings on the Costa del Sol. It’s also a way for us to ensure we keep our website up to date which is often a problem down here as information is not current.

What would you say the supply and demand for properties is like in today’s market?

There is a lot of demand, and to an extent there is a lot of supply, however often the supply is not great. It can be hard to find good properties. We know what will sell and we know the value of properties, however a lot of properties down here are overpriced, and this can make it very difficult for buyers to choose property based on websites. We have been working on our website for the last year to make sure it’s as up to date as possible, however in order to do this successfully, close communication with the seller is essential. The market has been so bad for the last five years, however we’re finally starting to see an improvement which should make this demand more balanced.

What is the biggest opportunity for your business?

Definitely the sales is the biggest opportunity for us, but at the same time I’d like to say that it is probably the combination of offering sales, rentals and maintenance under one roof. On the rental side we have reached a point where we no longer list any short term properties unless Nordica has sold the property. We simply do not have the man power do administrate more short term rental properties.

What advice would you give to someone looking to buy?

Our first piece of advice to the buyer is that we strongly recommend they find an agent that they trust and like dealing with. Stick with them and use them for all of your property needs. It’s also important to ensure you give the agent a clear understanding of your criteria, and give as much information as possible. These days agents all work closely together and at no additional cost to the buyer. After all, it may be highly advantageous to have another agent on board, because while the listing agent represents the vendor’s property we represent you.

What advice would you give to someone looking to sell or rent their property?

To choose the right company for them, and let them do the valuation. Also let them prepare it and style it for the sale.  This is a huge part of the sales procedure in Scandinavia and think it can be a very successful tool. Very little can do a lot, for example even just de-cluttering.

Would you say that renting has become a more popular option than buying?

No, people know now is a good time to buy so definitely more people are looking to buy than rent. Short term rentals are still popular, and often people will rent something until they find the right property to buy. There are a lot of bargains at the moment, although you must get in there quickly if you want them.

What is driving you personally?

What’s driving me is that I love my job. I have a passion for it, and I really enjoy working with the people in this office. We have really great staff relationships here; everyone is very loyal. and I am very grateful for that. People say it can sometimes be difficult working in an environment which is made up predominantly of women, but we know how to work well together. We have a saying here that we need to talk about things when they happen, and quickly to clear the air which I find is a great help. They all worked especially hard over the summer, they worked long shifts both night and day, and I am very thankful for this.

What are your expectations for the coming year?

I know it will be a good year. This year has been a good year also, but compared to what we’ve had, things can only get better.

What are your goals for next year?

Our goal is to finish of the ongoing work we have been doing on our website for the last year. On the rental side we will be focusing on improving the standard on our properties. We often get recommended by other clients, so our focus is to offer our services at the highest possible quality. We are specialised in Nueva Andalucia, and we have a very strong sales team who can help to dress a property before it goes on the market to try to maximise sales potential. We are also going to continue to work on our blog to keep our website as up to date as possible and really just continue doing what we are doing, always striving to be the best we can.
